Fort Bonifacio and Villamor Air Base , Metro Manila

Conversion plan to turn the two military camps, with an aggregate area of 632 hectares, into a modern urban development in Metro Manila and form the basis for establishing the best value and best use for the government asset. The Bases Conversion Development Authority (BCDA) commissioned the study through Philkoie International(PKII) with EGD Lopez as master planner. A subsidiary of Metro Pacific, Bonifacio Land won the bidding to develop part of the area as The Fort. It bested four others for the right to develop the 214-hectare Fort Bonifacio. Hacienda Looc , Nasugbu, Batangas

Land-use plan to blend the forest, agricultural and fishing communities with tourism and recreation community package, which include a fully integrated resort hotel development, marina, residential subdivision, golf course, beach resort and agropolitan subdivision in an 8,600-hectare property. EGD Lopez was engaged as project manager and master planner by the Asset Privatization Trust (APT) and the US Agency for International Development (USAID) through Joaquin Cunanan & Co., a member firm of Price Waterhouse, to determine the best land-use to enhance the value of the property for auction. Part of the Hacienda Looc was awarded to Fil-Estate and named as “The Harbour Town”. Manila South Coast also acquired part of the property.

                   
 

Alabel Property, Alabel , Sarangani

Long-term multi-land use development strategy designed for Alsons Land Corporation encompassing 1,047 hectares of land. The plan was based on the physical opportunities and constraints of the property, developmental directions and strategies of the Provincial Government, projected market developments and potentials of General Santos City and its environs.

 

Barangay Lanton, General Santos City, South Cotabato

Mixed-use development strategy for a 2,000-hectare property prepared for Alsons Land Corporation considering demographic trends, development directions, government plans and programs, physical constraints and opportunities, and market potentials.

Perched on Sarangani Bay, Gensan was transformed from a backwater into a boomtown by foreign aid and private investments. It is one of the fastest growing cities in the country with an international airport and seaport.

         
 
           

New Westlake Golf Estate and Residential Villas, Hangzhou, Peoples Republic of China

Master plan for the proposed golf estate and residential villas covering an area of 138 hectares set in the scenic resort city of Hangzhou. The plan was designed, in association with Richard Bigler Golf Architect, for South Sino Enterprises (Hongkong) Ltd. The project includes a championship golf course, high-end residential enclaves, commercial and business parks, and high-density residential zones.

 

 

Xavier Estates, Cagayan de Oro City, Misamis Oriental

A 200-hectare property master planned as a fully integrated mixed-use subdivision with a dominant family and nature theme. The development includes residential, commercial, recreation and institutional areas set in abundance of greens and open spaces provided by the forests, orchards, landscaped parks, ridges and slopes and an attractive view of Cagayan de Oro's hilly terrain.

It was planned to introduce an entirely new product concept, advanced, upgraded, and top-of-the-line for the prevailing market. The master plan was heavily influenced by market-oriented issues, physical orientation of the development which addressed the physiological characteristics of the land like the topography, slope and view analysis, climate and rainfall, and spatial development trends.

In 2004, EGD Lopez & Partners started the master planning of a 150-hectare property in Baguio City, Mountain Province, as a University Town for Atty. R. Roxas and the University of Santo Tomas, the oldest university in Asia.

Lucia Realty, 500-hectare Lima City in Lipa and Malvar, Batangas for Alsons Land, 80-hectare Lahar Resettlement Area in Pampanga and Tarlac for the United Nation Development Program, 150-hectare Molino Estate: New Urban Center in Cavite with Halcrow Fox of UK for the Department of Public Works & Highways/National Housing Authority, 60-hectare Relocation Site in the Pampanga river banks for the Department of Public Works & Highways, and the 750-hectare estate in General Trias, Cavite, conceptually planned for Alsons Development & Investment Corporation as a self-contained and fully integrated community to be achieved in a four-phase 18-year development.
